Appreciation signal: Pop Growth (community got more popular = price tailwind) + Stage (DEVELOPING communities still adding supply with strong absorption).
Demand signal: Owner % shows ownership concentration; LOW owner % = HIGH renter share = stronger tenant pool.
City Assess vs Benchmark: If benchmark exceeds City median assessment significantly, market is paying a premium over the tax base.
Caveats: Census data is 2019 (City stopped doing civic census after that). Brand new communities (Auburn Bay, Mahogany, Walden) show massive % growth because their 2010 population was near zero — interpret cautiously. Sample sizes for rentfaster filtering (n) are unit-listing counts; n<3 is directional only.
